Position: Vice President of Sales, Marketing, and Land Acquisition


Responsibilities

- Draft, review, and revise residential and land sales contracts in accordance with legal requirements and industry standards.

- Collaborate with real estate agents, brokers, and clients to gather necessary information and ensure all contract terms are accounted for.

- Conduct thorough research to stay updated with current laws, regulations, and best practices related to residential and land sales contracts.

- Identify and resolve any discrepancies or issues in contract terms or conditions.

- Communicate with all parties involved to explain contract terms, answer questions, and address concerns.

- Maintain organized records of all contracts and related documentation.

- Assist with negotiations and amendments to existing contracts, as needed.

- Collaborate with legal counsel to ensure compliance with all applicable laws and regulations.

- Develop and implement strategic sales plans and initiatives to drive revenue growth and achieve sales targets.

- Lead and manage the sales team, providing guidance, coaching, and support to maximize their performance.

- Identify new business opportunities, establish and nurture relationships with key clients, and negotiate contracts.

- Monitor market trends, competitor activities, and customer preferences to identify areas for improvement and growth.

- Develop and execute comprehensive marketing strategies to enhance brand visibility and drive customer engagement.

- Oversee the creation and implementation of marketing campaigns across various channels, including digital, print, and social media.

- Analyze market research and customer insights to identify target markets, develop customer personas, and refine marketing messaging.

- Collaborate with the marketing team to create compelling content, visuals, and other marketing materials.

- Identify and evaluate potential land acquisition opportunities aligned with the company's strategic objectives.

- Conduct market research and due diligence to assess the feasibility and profitability of land acquisition projects.

- Negotiate land acquisition deals, including purchase agreements, leases, and development agreements.

- Collaborate with legal, finance, and other relevant teams to ensure smooth and successful land acquisition processes.

- Identify and evaluate potential land parcels suitable for development projects.

- Conduct thorough market research to assess property values, zoning regulations, and potential risks and opportunities.

- Collaborate with land developers to create marketing strategies and campaigns to attract potential buyers and investors.

- Develop and maintain a network of contacts within the real estate industry, including landowners, developers, brokers, and other industry professionals.

- Represent the land developer in negotiations with landowners, buyers, and investors to secure favorable terms and conditions.

- Provide expert advice and guidance to clients regarding land acquisition, development potential, and investment opportunities.

- Prepare and present comprehensive reports, financial analyses, and feasibility studies to support land acquisition decisions.

- Stay up-to-date with industry trends, market conditions, and regulatory changes affecting land development projects.

Requirements

- Proven experience as a Contract Writer or similar role, preferably in the real estate industry.

- Strong knowledge of residential and land sales contracts, legal terminology, and contract law.

- Excellent attention to detail and ability to spot errors or inconsistencies in contracts.

- Strong communication and negotiation skills.

- Ability to work independently and meet deadlines.

- Proficient in using contract management software and tools.

- Familiarity with local and state real estate laws and regulations.

- Proven experience as a Real Estate Agent, preferably with a focus on land development.

- Strong knowledge of local real estate market trends, zoning regulations, and property valuation methods.

- Excellent negotiation and interpersonal skills to build and maintain relationships with clients and stakeholders.

- Ability to conduct thorough market research and analysis to identify lucrative land development opportunities.

- Outstanding communication skills, both written and verbal, to effectively present information and negotiate deals.

- Self-motivated and target-driven with the ability to work independently and as part of a team.

- Proficient in using real estate software and technology to manage listings, analyze data, and market properties.

- Valid real estate license in the relevant jurisdiction.

- Active real estate license is mandatory.

- Proven track record of success in sales, marketing, and land acquisition roles, preferably within the real estate industry.

- Strong leadership abilities with the capability to inspire and motivate a sales and marketing team.

- Excellent communication and interpersonal skills to build and maintain relationships with clients, partners, and stakeholders.
